Brixton and Auklandpark are thriving student villages which have the University Johannesburg as the common place of study for students who live there.
Taxi’s and buses are easily accessible and as close by as one minutes walk up the street, where there is also a small shop selling all types of consumables for the students living nearby.
What Is Available For The Use By The Tenants
THE USE OF THE FOLLOWING IS AVAILABLE
TO ALL TENANTS IN ALL ROOMS OF THIS DESIGNATED COMMUNE HOUSE
A comfortable bed and base.
A quality wooden desk and chair.
A set of curtains, large built-in wardrobe.
One token per month of a Limited amount of electricity, capped at a predesignated amount.
5G WIFI is also provided for your enjoyment at the expense of the landlord.
A maid cleans communal areas only (kitchens, bathrooms and passage) once per week
Other communal facilities for your use
Kettle, stove, microwave, washing machine, fridge (use your own fridge if you prefer).
Hot pot holders so you don’t burn the counter or table,
kitchen cupboards, mop and bucket, broom, garbage bin, garbage bags.
Communal Electricity Supplied By The Land Lord
Electricity is limited and or capped each month. It is the collective tenants responsibility to protect the limited electricity cap.
Please read below!
The followoing facility is provided by the land lord. One token per month of a limited and or capped amount of electricity.
Electricity is the property of the landlord and enjoyed by the tenants.
A new limited and capped electricity token is supplied by the landlord at the start of each month.
Tenants will top up electricity at their own expense if the limited cap of electricity is exceeded with in a current month!
Tenants must supply the land lord with a legitimate Bank Proof of Payment – displaying bank logo on the receipt for electricity they have purchased them selves.
To prevents tenants from trying to be clever and being dishonest about a so called electricity token purchases made by them selves –
– No screen shots of “partially performed payments” will be accepted as legitimate proof of payment.
All Proof of Payments must be Bank generated via an sms or email to be considered as legitimate proof of payment,
“”NO EXCEPTIONS””
Only the electricity token purchased by tenants may be “added on top of ” the once a month electricity token produced by the land lord.
This then which would the only time where the result is a surplus paid for and created by the tenants in addition to the once a month limited and capped electricity token supplied by the landlord.
The purchase of electricity by tenants themselves, will be the only time that the left over electricity displayed on the prepaid meter at the first day of a given electricity month “not the last day of a month” – can be added to the limited cap of electricity token purchased by the land lord.
You May Ask The Question – Why not the last day of a current month? – Its because you are still consuming electricity of the current token of the current month.
Land Lords Electricity Purchases -No carry-overs apply.
An Example
The remaining electricity (“purchased by the landlord”) from the previous month will not be added to “and or” on top of the predesignated limited electricity cap amount of the following month!
Such which is not allowed from electricity purchased by the land lord, would result in the exceeding of the limited electricity cap instead of maintaining the limited electricity cap.
The remaining electricity from a previous month (if any) – will contribute to the designated limited electricity cap of the following month and will not exceed the already predesignated limited cap amount of electricity for that month.
Therefore, the result is that a saving of electricity has been achieved. These savings will contribute to and assist with the other expenses involved with running the commune house.
For example, running expenses including but not limited to, gas, cleaning, garden and house maintenance, property taxes, etcetera.
The above-mentioned monthly expences are such that the tenant will become accustomed to themselves when they eventually enter the real world after their studies.
Unfortunately, there is no such thing as a free ride or a free lunch in the real world. Everything costs money and accountability is expected from all citizens of South Africa.
